Westminster City Council announces the launch of Venice Court, a new development of 60 beautifully appointed apartments surrounding a secluded resident’s garden situated in W2, at the intersection of some of London’s most diverse neighbourhoods. Inspired by the Little Venice vernacular, the development is designed by David Miller Architects, with interiors by No. 12 Studio. Prospective purchasers can register their interest now with a choice of studios to three-bedroom apartments available, each with private outdoor space. The homes will be priced from £605,000.

Located at the north end of Edgware Road and moments from Regent’s Canal, the development will add to the thriving and dynamic community in the Little Venice area. Occupying a prime position amongst some of London’s most eclectic and historic neighbourhoods, residents at the development will have quick access to some of the city’s greatest sights, in addition to the local area’s hidden gems.

The apartments at Venice Court will be designed to a high specification, with each home benefitting from a private terrace or balcony. Masterminded by No. 12 Studio, the interiors take inspiration from Little Venice and Italianate design to create a timeless palette and aesthetic, an elegant canvas for buyers to make their own.

The homes will have American White Oak doors with walls painted a warm grey colour, and underfloor heating as well as comfort cooling throughout. Elegant yet understated, the living areas will have light oak timber veneer flooring adding to the sense of light and openness. Soft greys carry through to the fully-fitted kitchens, with seamless integrated Siemens appliances and terrazzo worktops. Bedrooms feature wool carpets and bespoke joinery with access to en-suite bathrooms from each master. The bathrooms throughout introduce a monochromatic interplay of materials; with a delicate, understated lightness around the vanity area contrasted with striking dark slates in the bath and shower area.

The apartments cluster around a tranquil green enclave at the heart of Venice Court. With landscape design by Lloyd Bore Landscape Architects, the garden will host a sun terrace with outdoor seating for warmer weather, as well as borders and planters to create a varied backdrop throughout the year. The garden will be accessible via an elegant entrance lobby.

Nearby highlights of the area include the characterful cafes and amenities of Little Venice and neighbouring Maida Vale, as well as waterside park Rembrandt Gardens, which overlooks the junction between the Regent’s and Grand Union canals and Paddington Basin. Residents can also visit vibrant Church Street Market, browse Alfies Antique Market, indulge their green fingers at Clifton Nurseries, or enjoy stand-up paddle-board yoga at Paddington Basin. For the gastronomically inclined, Café Laville, The Summerhouse and The Waterway are local favourites to enjoy a range of cuisines while taking in views of the peaceful waterways.

Slightly further afield, the independent retailers and restaurants of St John’s Wood, Primrose Hill and Marylebone are just a short walk away. Two of the city’s most famous Royal Parks Regent’s Park, Hyde Park and Lord’s Cricket Ground are also within easy reach.

Becky Jacomelli, Development Sales Manager at Westminster City Council, comments, “These homes represent a rare opportunity to buy in one of the interesting corners of the capital, and a real chance to enjoy the green spaces and nature Little Venice offers, while still having proximity to a wealth of amenities and quick access to the city centre.

“We have already received enquiries about the homes from a range of purchasers, including first time buyers, couples and families looking for a home within an exciting community, offering a great lifestyle.”

The development will provide secure underground car parking, electric car charging points and bicycle storage. Being in the heart of Zone 2, Venice Court is easily accessible to the centre or to explore surrounding neighbourhoods by bike or by foot or by public transport with three underground stations under a 10 minute walk away. For those looking to travel further afield, motorways are easily accessible by car and Heathrow is 15 minutes away on the train form Paddington.

Apartments at Venice Court start from £605,000 for a studio apartment, with completion expected in summer 2021.
