Berkeley, a leading mixed-use developer, has exchanged contracts with Wandle Housing Association to deliver 74 shared ownership homes at Wandsworth Mills in London’s Zone 2.

Berkeley has agreed the forward sale of these homes to Wandle as part of the housing association’s wider mission to deliver secure and affordable homes in south London.

The homes will be located within Rubia House, which will be in delivery from Spring 2027, and form part of the wider 3.4 acre Wandsworth Mills waterside neighbourhood, comprising a total of 383 homes, both new build and Grade II listed, as well as landscaped gardens and 210 metres of transformed river frontage.

All homes at Wandsworth Mills are set within lush, landscaped surroundings. The riverfront is being enhanced through new planting and habitat creation, improving the natural environment, supporting biodiversity and providing a tranquil and relaxing setting for residents.

Marcus Blake, Managing Director at Berkeley, said:
“Partnering with Wandle to deliver shared ownership homes at Wandsworth Mills helps more people access well-designed, affordable housing in one of southwest London’s most established residential areas. This agreement reflects our commitment to working with our partners across our portfolio to meet local housing needs within thoughtfully designed neighbourhoods.”

Jeremy Arnold, Head of Development at Wandle said:
“I am delighted that Wandle is playing a key role in delivering these safe and affordable homes for Londoners looking to get on the property ladder. Wandle now has 1,857 homes in the borough of Wandsworth, and it is an exciting time to be part of development in south London.”

Designed with a strong focus on wellbeing, Wandsworth Mills brings together green space and connectivity in one of southwest London’s most established residential locations.

Located within five minutes of Wandsworth Town station, the development offers direct access into central London, while the surrounding borough provides access to 1,700 acres of parks and commons, enabling residents to benefit from the improved quality of life and wellbeing that comes from being surrounded by green spaces.
